What Are Trigger Leads?
When you apply for a mortgage, the lender pulls your credit report—a “hard inquiry.” That inquiry “triggers” your information to be added to a list sold by credit bureaus (Experian, Equifax, TransUnion) to third-party lenders, known as trigger leads. In short, other companies see you’re looking for a mortgage and immediately start reaching out.DefaultLuminate BankWikipedia

-
You already have a mortgage originator or servicer, or
-
The buyer is a bank or credit union with an account in your name.Congress.govAmerica's Credit Unions
