Can your girlfriend or boyfriend gift you money for a conventional mortgage down payment?

Here's a mortgage guideline that doesn't get discussed very often.

Let's say you're buying a house with a conventional mortgage.

You've qualified based on your credit and income, but you're short on the cash needed for your down payment or closing costs.

Your girlfriend or boyfriend offers to gift you the difference.

Can you use it?

Possibly, yes—depending on which conventional loan guidelines apply.

Under Freddie Mac guidelines, an eligible gift donor may include an unrelated individual who has close, family-like ties to the borrower.

So, unlike the assumption that gifts must always come from relatives, an unmarried partner may qualify.

A few things worth understanding:

  • Simply dating someone doesn't automatically make them an eligible donor.

  • The relationship needs to satisfy Freddie Mac's requirements.

  • A signed gift letter and documentation of the funds are generally required.

  • The money must genuinely be a gift, not a loan disguised as one.

  • Gift funds are subject to occupancy and other mortgage eligibility restrictions.

One important distinction: Freddie Mac and Fannie Mae have different definitions of acceptable gift donors.

My advice: Before moving money between accounts, ask your lender to confirm the applicable agency and investor guidelines.

I've found that borrowers sometimes assume they don't have enough money to purchase a home when there may be legitimate financing options they haven't explored.
