If you’re in the Dallas–Fort Worth market and you want a real estate experience that feels planned, protected, and proactive, this episode is for you.
I sat down with Justin Nimergood—a Team Leader, Area Leader, and Real Estate Advisor with Epique Realty—to talk about what it really means to be a top performer in real estate… and why that matters when you’re buying or selling a home that could represent the biggest financial decision of your life.
We recorded during an arctic freeze (North Texas… you know the drill), but Justin brought the heat with story, strategy, and a “do it right the first time” mindset.

A family name you can’t duplicate—and a brand built to match it
Justin’s brand started long before his real estate career:
He knew he wanted to build around the Nimergood name because it’s his family name—and it’s incredibly rare.
He shared the story of the name’s German roots and how it evolved after his family came to the U.S.
The bigger point: Justin believes your name should mean something. In his world, trust is the product, and reputation is the asset you protect.
From corporate ceiling to entrepreneurial freedom
Justin’s early career included high-performance sales in major organizations like Cisco Systems, where he says he hit a “glass ceiling” quickly.
He also started on the finance side with Morgan Stanley underwriting jumbo/commercial-style loans—before realizing he’s not built for a “sit still and stay boxed in” routine.
Real estate, for him, wasn’t random. It was the arena where:
competition
relationships
leadership
and entrepreneurship
…could all live under one roof.
The “Triad” that drives everything: expertise, dedication, integrity
Justin described the three core values that guide his business philosophy at Nimergood Real Estate:
Unrivaled Expertise
Unmatched Dedication
Unwavering Integrity
He tied it back to having a “North Star” moral compass. In plain English, that means:
You get honest guidance, even when it’s not the easiest answer
You get preparation up front, not surprises later
You get a team that shows up like the outcome matters (because it does)
Nimergood Real Estate: a “crown jewel” built for buyers, sellers, and investors
As the Founder of Nimergood Real Estate (NRE), Justin combines entrepreneurial vision with practical experience to help clients:
buy confidently
sell strategically
invest with clarity
NRE has grown for more than 15 years, starting in California and expanding into Texas, with an ambition to become a globally recognized name producing over $1B in annual sales volume.
Justin is currently licensed in Texas and California, bringing nearly two decades of market experience across the Dallas–Fort Worth Metroplex and Orange County.
Brokerage seasons that shaped his approach
Justin shared how each chapter sharpened his playbook:
Berkshire Hathaway HomeServices: discipline and learning to grow inside a large, complex organization
Engel & Völkers: luxury positioning and elevated client expectations
Epique Realty: leadership cultivation and growth runway aligned with his long-term goals
One takeaway I loved: Justin doesn’t move for “shiny object” reasons—he moves when the platform no longer supports the level of growth he’s committed to building.
Top Gun Team: “Building the Blueprint” for high performance
Justin recently launched Top Gun Team (TGT), a high-performance team designed to become one of the top producing organizations at Epique within five years.
He described spending years “Building the Blueprint,” including:
team commission plans
team benefits
team coaching
agent attraction partnership overrides
TGT also uses a tailored Land and Expand strategy—first scaling nationwide, with a big long-term goal of international expansion.
What a “top performer” means for you as a homeowner
This was one of the most practical parts of the conversation: Justin broke down what sellers and buyers actually get when they work with a high-output team.
If you’re selling
Justin explained how many average listing approaches stop at “MLS + sign + basic marketing.” His team’s approach leans into prevention + positioning, including:
Upfront appraisal + upfront inspection to reduce deal-killing surprises
Broker/agent preview events before going live to gather feedback and build momentum
Micro-improvements based on expert feedback (he gave a real example: landscaping tweaks that improved showing reactions fast)
If you’re buying
He emphasized:
deeper comp and market analysis
stronger negotiation on details that actually matter
“offer perception” strategy (making your offer cleaner, more confident, and easier to choose)
DFW trends: master-planned living + lifestyle-first neighborhoods
Justin shared that DFW isn’t just “homes” anymore—it’s lifestyle packaging.
He pointed to:
the rise of master-planned communities across North Texas
expanding luxury development and lifestyle-driven pockets (where neighborhoods sell a “way of living,” not just a floorplan)
Relocating to Texas: 3 mistakes Justin sees repeatedly
If you’re relocating from California, Chicago, New York, or beyond, Justin says people often underestimate:
Cost: many DFW areas are no longer “cheap,” especially in popular corridors
Driving: limited transit changes your daily life quickly
Size: the metroplex is massive—commutes and geography surprise people
Podcasting and digital authority: why it matters now
Justin hosts a podcast as part of building market authority and helping consumers learn faster.
He said it well: when people Google you, your footprint either builds confidence—or it doesn’t.
And for his Top Gun Team, podcasting is even part of the benefits package, with production support so agents can publish consistently.
Justin’s hardest season: a 2014 reset rooted in faith and courage
Justin opened up about a major personal-development season influenced by Tony Robbins events, where he made an extreme “reset” decision to change his relationship with money and pressure.
Whether someone would take the same path or not, the point was crystal clear:
His success is built on belief, responsibility, and contribution, not comfort.
Favorite books + his reset ritual
In lightning round style:
Books he revisits: Rich Dad Poor Dad and classic wealth/strategy reads
Reset ritual: deep breaths… and a quiet soak in his backyard jacuzzi, which connects him back to childhood conversations and mentorship with his father
Markets served
Justin and his teams primarily serve Dallas–Fort Worth, with strong concentration in:
Southlake
Colleyville
Grapevine
Flower Mound
Frisco
He can also help across Texas and California based on the client’s needs.
