From Mortgages to Real Estate: Tanya's Journey

Tanya’s introduction to real estate started while she was still in college, working in the mortgage industry. Back then, you didn’t need a license to originate loans, and she found herself assisting a top-producing loan officer. Seeing her potential, that mentor encouraged her to get her real estate license—and she’s never looked back.

“I enjoyed helping people achieve homeownership,” Tanya said. “Even after all these years, it never gets old.”

A Passion for Helping Homebuyers

While Tanya assists both buyers and sellers, she has always gravitated toward helping homebuyers, particularly those who are purchasing their first home. She specializes in:

  • First-time homebuyers – Guiding them through the entire process, from pre-approval to closing.

  • Down payment assistance programs – Helping buyers access resources that make homeownership more affordable.

Debunking Home Buying Myths

One of the biggest misconceptions Tanya encounters is the belief that buyers need a 20% down payment to purchase a home. “A lot of people think they have to save for years, but in reality, there are so many programs available to help them get into a home much sooner than they expect,” she explained.

She also emphasizes the importance of working with the right professionals—a skilled real estate agent and an experienced lender—so buyers fully understand their options. With programs like:

  • Zero-down loans (VA and USDA)

  • 3% conventional loan options

  • 3.5% FHA loans with down payment assistance

…it’s often possible to buy a home with significantly less out-of-pocket costs than most people realize.

Memorable Real Estate Moments

After two decades in the industry, Tanya has seen it all—but one of her most memorable transactions was helping a family close on a home on Christmas Eve. “The mother’s dream was to spend Christmas morning in a home of their own, and we made it happen,” she shared. “They weren’t able to decorate in time, but they woke up in their new home on Christmas morning—and that was the best gift of all.”

Moments like these remind Tanya why she loves what she does. “No matter how hard or stressful a deal is, once it’s done, the joy on my clients’ faces makes it all worth it.”

Why Now Is a Great Time to Buy

While interest rates are higher than they were in previous years, Tanya sees opportunities for buyers right now, including:

  • Seller-paid closing costs – More sellers are willing to cover closing costs, reducing the upfront expense for buyers.

  • Negotiation leverage – Unlike the bidding wars of the past, buyers now have more room to negotiate repairs, price reductions, and other concessions.

  • Equity growth – While rates may fluctuate, home values historically trend upward. Tanya advises buyers to buy the home now and refinance later when rates drop.

Waiting for rates to decrease often means increased competition, which can drive up home prices. “When rates come down, more buyers jump back into the market, and then we’re right back to bidding wars,” she explained.

A Realtor Dedicated to Community

Beyond real estate, Tanya is deeply involved in her community. As an active member of the National Hispanic Real Estate Association, she helps educate and support Hispanic homebuyers, ensuring they have the resources and representation needed to succeed in real estate.

She also spends much of her free time at basketball courts across Colorado, cheering on her daughter, who plays year-round in both high school and club basketball. “If I’m not selling homes, you’ll probably find me at a game,” she laughed.
