Brent’s journey is inspiring. After eight years of active duty in the Army, he realized he was spending too much time away from his family. That’s when he pivoted into real estate, focusing on vacant land. In just a few short years, he scaled his business, created consistent monthly income, and designed a life that gives him freedom and time with his wife and kids.

Why Land Investing?

Brent explains it best: "I’ve never had a piece of land I couldn’t sell. And I’ve never lost money on land."

Vacant land offers unique advantages over traditional real estate:

  • No tenants to manage

  • Minimal maintenance

  • Low property taxes

  • Flexible use options (recreational, development, farming)

For many of Brent’s buyers, owning land is about freedom—having a place to camp, hunt, or just hold as a long-term investment. Others buy land to build homes or develop properties.


Brent’s First Land Deal: $285 Turned into $5,000

Brent bought his first parcel of land in 2016 for just $285 and flipped it to a Realtor for $5,000. That Realtor later sold it for $15,000. The key takeaway? There's huge potential for profit, even on small deals.

Today, Brent and his team work mostly with parcels under 40 acres, although he’s flipped larger tracts as well. Whether it’s a small residential lot or larger acreage, he focuses on properties where he can add value and create passive income streams through seller financing.


Seller Financing: Be the Bank

One of Brent’s favorite strategies is seller financing. Banks often won’t lend on raw land, so Brent offers financing to buyers himself. It’s a win-win: buyers get terms they can afford, and Brent gets consistent monthly cash flow.

"I’d rather get paid for 30 years than one time," he says.
Mailbox money? Yes, please!


Who’s Buying Land?

Brent’s buyers run the gamut—from truckers and college students to developers and investors. His only requirement? That they’re motivated to buy!

Many of his deals are sold through:

  • Craigslist

  • Facebook Marketplace & Buy/Sell Groups

  • Land-specific agents (found on sites like Redfin or LandWatch)

  • Simple bandit signs on roadsides

Brent focuses on keeping it simple and scalable. He even mentioned using hand-written signs with terms like "$300/Month" to catch attention from passersby.


Zoning, Utilities, and Development

For those curious about development costs—adding utilities, clearing land, building roads—Brent recommends doing due diligence with local municipalities. Zoning varies county to county, but he tends to buy land already zoned residential for simplicity.

He shared an example of pivoting a deal where zoning regulations unexpectedly changed. Rather than walk away, he got creative, converting the land’s use from residential to agricultural, and opened new opportunities for selling.


Timing the Market? Just Get in the Game

When asked about market trends, Brent keeps it simple:

"I don’t try to time the market. I want to be on the field, playing the game."
